    This is one of the most beautiful properties I have ever been on. The property is comprised of 1,148 +/- acres of land that is used for cattle farming and tree harvesting. There with loblolly pine, longleaf pine, and a variety of hardwood trees currently on site. The property is not subject to zoning restrictions. Therefore, all uses are permitted. However, there is a 50-foot power line and gas line easement (about 2% of the site) running east to west along the central to the northern part of the site. There is also a conservation easement in place that encompasses an estimated 320.00 acres (29%). This easement restricts the site to an agricultural use and runs into perpetuity. This land is divided up between some developed pasture land (33%), some pastureland under development (14%), and some timberland that will eventually be developed into pasture (53%). There is an estimated 16.16 miles or 85,325 feet of wire fencing around the entire perimeter and interior of the site. There are two hay barns (9,600 square feet and 4,920 square feet), a feed shed (1,040 square feet) and a metal workshop building (3,000 square feet). The owner is using a silvopasture approach to developing the land. Silvopasture (Latin, silva forest) is the practice of combining forestry and grazing of domesticated animals in a mutually beneficial way. Advantages of a property-managed silvopasture operation are enhanced soil protection and increased long-term income due to the simultaneous production of trees and grazing animals. The owner has reportedly spent approximately $975,000 in building barns, grinding stumps, grass seed and developmental labor since purchasing the property.
